This addition+remodel was driven by the need for a modernized Kitchen and wide open floor plan with abundant natural light.

 

This dwelling was the classic American Split-Level home that has been built millions of times around the country.  Existing conditions had you arrive into a small mid level entry and go down to a partial dark basement and up to the cramped living area. 

 

The clients desire for abundant natural light and wide open floor plan was counter to the existing homes character.  Analysis was done to help decide if the building should be torn down or heavily remodeled.

 

Conservation and reuse of the original building was chosen for sustainable design reasons.  All walls were removed from the upper level and new window configurations were constructed to work with the new floor plan layout.  Cramped existing bedrooms were removed and the Living Area was relocated to take on massive views of Snow King Mountain which is Jackson's town ski hill.  The entire exterior building performance was upgraded by doubling the walls insulation value and installing high performance windows.

 

A new infill addition was placed between the existing home and original detached garage.  This allows the residents to move freely from the garage into a new large mudroom that connects to the main house.  The second floor of the addition also created a place for a modernized Master Suite, Master Bathroom and Yoga Alcove with panoramic views to the surrounding mountains.

 

Innovative design ideas presented always respected the Owner's extremely tight budget so the large improvement would not cause the home value to be priced out of the neighborhood.
